Is Shared Workspace Peaking? Or Just Now Booming?

We pay a lot of attention to Confluence Denver, an online magazine that highlights innovative ideas in Denver and tech-oriented current events. They even wrote a profile on Modworks when we were brand new. They recently wrote an article profiling the coworking boom - not unlike some blog posts we’ve published on our site - asking the question of whether the shared workspace industry is now hitting its peak or if the boom will continue.

 

The article features quotes from the owners of several recently opened shared workspace facilities, as well as Craig Baute, the president of the Denver Coworks alliance and owner of Creative Density. They overwhelmingly agree that the pattern will continue to thrive and evolve as working styles change.


That’s pretty on par with what we’ve been writing. Based on the changing work styles and the desire to ditch the traditional nine to five in favor of more flexibility, the shared workspace industry is a cycle of supply and demand. More square footage of space opens up, creating opportunities for more companies or individuals to move in. Spaces fill up, so the demand increases for more space. Therefore, there are periods of oversupply and other periods of increased demand. According to Baute, so many large spaces have opened that there is more space than there are enough people to fill them, but that the working style trend has continued along the same path. As a result, that space will get filled, and more spaces will open, and so on. While many larger cities have more spaces than Denver, the Mile High City is quietly establishing itself as an epicenter of coworking and innovation in the United States.
